Represented the Buyer in the acquisition of the 4-story, 65,008 sf office building . The property is well located, near many retail amenities, across the street from the rapidly expanding St. Anthony’s Hospital and steps away from the Federal Center Light Rail Station, part of Denver’s $8 billion mass transit expansion connecting the Property to Downtown Denver’s historic Union Station and to Denver International Airport. The building was 89% occupied and provided the investor the opportunity to raise current below market rents.
Rare, hard-to-find Industrial building with yard. The 7,200 square foot building offered two parcels with one 3,600 square foot Industrial flex on each. Each condo had its own yard and two grade level doors. The building is well located just off Highway 65. Epic was able to generate 6 tours and 12 offers within 72 hours.
Worked with local area buyers to help find appropriate properties to facilitate their 1031 exchange. Epic sourced over 200 properties and toured the U.S. with the buyers to physically review the selected finalists. After our collective "full" due diligence review the buyers closed escrow on a property leased to CKE and guaranteed by Arby's in San Antonio, TX. This property was located in a H.E.B. anchored center, who is expanding their footprint to accommodate area growth due to a multitude of industrial logistics companies’ expansions. The investment offered a strong lease, an above market return with the opportunity for future increased yield.
Represented McCarthy Building Companies on 10,760 square feet of office space at 1548 Eureka Road in Roseville, California. The growth is in conjunction with the companies’ joint efforts, working with Kaiser Permanente on its expansion at their Roseville medical campus. McCarthy, who still occupies their headquarters location, just a mile away on Douglas, wanted to have additional space for its team, close to the campus and the project. McCarthy signed a sublease with Global Software LLC, successor in interest to Certent, Inc., who originally occupied the entire building.
Represented Sacramento Housing and Redevelopment Agency (SHRA) on 15,428 square feet of office space at 921 111th Street also knows as The Elks Tower. The growth is in conjunction with the project Homekey as the agency spearheads the effort to house the homeless. SHRA, who still occupies their headquarters building at 801 12th Street, had expanded in recent years to an adjacent building on a temporary basis and has now relocated that expansion to the Elks Tower. The building, in the style of the Italian Renaissance and fourteen stories tall, is currently owned by Steve Ayers.
